On the first floor of Tysons Corner Center, across from Zara's recently expanded store, a teal construction wall reads "LAYERED. COMING SOON." Upstairs, yellow signage for Milk & Honey is up in an atrium. Outside, at the old Lord & Taylor, a building wrapped in yellow weather barrier sits under a crane.
These are three projects in one mall, each on its own timeline. The Washington Business Journal reported in September 2026 that Tysons Corner Center had turned over 43 retail spaces in the past year and had 13 construction projects underway. How soon each change opens tracks closely with the size of the space. Kiosks and small cafes are already pouring coffee. The two-level and department-store-sized spaces, where the biggest changes are planned, are 2027 projects.
Already open: the counters, the kiosks and one big exception
The fastest openings this year were the smallest ones. Blue Bottle Coffee opened its first Virginia cafe on August 13 as a kiosk, Suite KSK36L, at 1961 Chain Bridge Road. Joe & The Juice opened October 2 in the former Maman Joon storefront and held its grand opening the next day. The Vietnamese eatery Clay Bowl is now open in the third-floor food court.
The same pattern shows up outside the mall. At The Boro, Él Bebe closed August 30, and Open Road Outpost & Biergarten opened at 8354 Broad Street on September 8, nine days later. Tysons Corner Wine and Gourmet took an even smaller footprint. It opened inside MyFlorist at 1984 Chain Bridge Road, with a grand opening September 14.
Sloomoo Institute is the exception. The interactive slime venue, with slime-making, sensory installations and play, fills about 17,000 square feet over two levels near Nordstrom. In June, FFXnow reported it as coming that summer. The grand opening was September 19. Its listed address is Unit J016LA. It joins two earlier entertainment tenants. The Escape Game opened in February, and Level99, on Level 2, offers more than 50 physical and mental challenges along with craft drinks and dining.
The shift toward experiences is intentional. In October 2025, property-management director Jesse Benites described to FFXnow a move beyond traditional retail toward entertainment, events and partnerships, building a mixed-use destination where shopping, dining and experiences meet. The Washington Business Journal's September 2026 story says mall traffic rose 10% this year. It links the gain to leadership changes and a push for tenants new to the market.
The pipeline, sorted by size
These are the openings with a reported footprint or space type and a stated timeline, smallest to largest. Apart from Sloomoo, the two-level and department-store spaces sit at the far end of the calendar.
| Tenant | Space | Replacing | Status as of Oct. 12, 2026 |
|---|---|---|---|
| Blue Bottle Coffee | Kiosk | New kiosk | Open since Aug. 13 |
| Layered | 1,540 sq. ft., first floor | Istanbul Kitchen | Targeting November |
| Tiny's Corner | About 3,000 sq. ft., second floor | Not reported | Still listed "opening soon" |
| Milk & Honey | About 4,900 sq. ft., second floor | Dhoom and Naan & Beyond | Targeting November |
| Sloomoo Institute | About 17,000 sq. ft., two levels | Not reported | Open since Sept. 19 |
| Eataly | Two levels | American Girl | Expected sometime in 2027 |
| Dick's House of Sport | Former department store | Lord & Taylor | Aiming for fall 2027 |
November is the next wave, and the dates are targets
Three openings are aimed at the weeks before the holidays. Treat them as plans until the doors open.
Layered, the Fairfax City cafe known for French-style cakes and pastries shaped like fruit, told FFXnow it expects to open in November, ahead of the winter holidays. The Tysons space is smaller than the 3,600-square-foot original. A spokesperson told the outlet the new cafe will still be a full storefront and will add "exclusive desserts specifically for the Tysons Corner launch."
Milk & Honey, a Southern-inspired restaurant from Thompson Hospitality, is taking Suite G21U, the former Dhoom and Naan & Beyond space. It is also aiming for November. Neuhaus Chocolates says its shop near Nordstrom is on track for late November.
Great Big Game Show shows why those dates can slip. The interactive game show venue, from the team behind The Escape Game, is going into the second-floor east end near Coastal Flats and Level99. It was first expected in November, and a spokesperson now says it is "slated to open in 2027." Figs, On and FP Movement are also still in progress, and no opening dates have been reported. FP Movement's store will sit next to Under Armour.
The largest rooms are 2027 projects
The vacancies with the biggest effect on the mall are also the slowest to fill.
Eataly confirmed in July that its first D.C.-region location will take over the two-story space American Girl left in January. According to the company's release, it will have seated restaurants, quick-service counters, an Italian marketplace and its own exterior entrance, with an opening expected sometime in 2027. The restaurants inside have not been announced. FFXnow also reported a building plan filed with Fairfax County that shows the hot pot chain Haidilao in the same former American Girl space.
Dick's House of Sport, an interactive sports concept, is under construction in the long-vacant Lord & Taylor space and is aiming for fall 2027. In May, signage reading "Loopy Land" appeared in the former Lord & Taylor wing. No permit had been filed under that name and the mall had not explained it, so its concept and timing are still unknown.
Tysons Galleria is on the same schedule. Onelife Fitness plans a 110,000-square-foot flagship at 2201 International Drive, expected in late 2027. Its club at 8250 Greensboro Drive will stay open until the move.
Departures that made room
Some of this year's openings sit in spaces that emptied recently. Dhoom and its Naan & Beyond counter closed by mid-August, which cleared the way for Milk & Honey. Istanbul Kitchen's first-floor suite became Layered's. The Turkish restaurant still operates in Falls Church and at food festival pop-ups. Chip City Cookies closed its Tysons Corner Center location by September 30, along with the chain's other Virginia shops.
What's on the calendar before the November openings
There's plenty to do in the gap between this month's openings and November's. Here's the rest of October around the mall and Capital One Center, in date order:
- Oct. 19: The Tysons Community Alliance's Tysons Trek & Treat Fall Challenge starts. The same day, a Tysons Tailgate Watch Party is listed at Starr Hill Tysons Biergarten, 1805 Capital One Drive, Suite 1100.
- Oct. 23: Toad the Wet Sprocket plays Capital One Hall at 7:30 p.m.
- Oct. 24: Tysons Corner Center's free Fall Festival runs noon to 4 p.m. at The Plaza. It has a retailer market, the Scott Kurt Band, face painting, games, crafts and giveaways, and Tiny's Corner is listed as a participant. That evening, Rt. 123 Comedy featuring Suzanne Lambert is at Capital One Hall at 8 p.m.
- Oct. 25: Wyclef Jean performs with the Fairfax Symphony Orchestra at 7 p.m.
- Oct. 30: Art Garfunkel plays at 7:30 p.m.
- Oct. 31: The Gathering Gloom, a tribute to The Cure, closes the month at 8 p.m.
As of mid-October, the mall has not posted a 2026 Santa arrival date, tree lighting or holiday hours. Its Santa photo page takes reservations but lists no seasonal schedule. The Fall Festival is the last confirmed mall event on the calendar before Layered, Milk & Honey and Neuhaus are due to open.
